Have you ever had a company send a vendor and they show up not knowing what they are suppose to do?
It happens more often than not and needs to stop.
Why is it important to screen vendors?
Each vendor that you use is a representative of your business. This will affect the way that tenants treat you and will determine your future relationship with them going forward.
How to Screen Vendors?
1. Availability: Are they easy to contact? Are they close to most of your properties? Can they come to your property immediately for an emergency?
2. Staff: Do they screen all of their employees? If they do not it is best not to use them because you could be held liable.
3. Experience: How long has the company been in business? Do other rental properties use their services?
4. Insurance/Licensing: If the vendor does not have the proper insurance or licensing it is an automatic no on using them.
If a vendor does not properly answer one of those questions it is best not to use them.
